What did we fix in Santa Monica?

Job 01

An EV installation that needed a service upgrade

The property was a converted premises with an accessible equipment alcove. The EV installation needed a service upgrade, and the charger permit alone did not cover that work. We separated the application scopes, so the charger and the supply upgrade each followed the right review route. The plaster had just been finished, so we took care around it.

Lesson: list any related electrical upgrades in your proposal, so none turns up after the charger appointment.

Job 02

A balcony outlet that became wet

A balcony outlet got wet. We separated the electrical repair from the building work needed to stop water getting in. The cable entry lacked a suitable gland, so we rebuilt the protected entry and coordinated with the water-remediation step. The enclosure passed our checks.

Lesson: look at the area again after nearby roofing, paving or landscaping work.

Job 03

A flat whose lights brightened and dimmed

The lights in a flat brightened and dimmed. We worked out which connection needed building-side work and which needed utility coordination. A feeder neutral was deteriorating, so the damaged connection parts had to be assessed together, not just retightened. We isolated and coordinated the repair, and the supply voltage stabilized.

Lesson: if the brightening or dimming comes back, report it quickly.

Technician quote

Santa Monica distinguishes charging permits from associated electrical upgrades. We identify the full scope early so a panel change is not discovered after the charger appointment. Our work addressed an EV installation needed a service upgrade: we separated the application scopes.

Condo, shared supply or a charger permit: what applies in Santa Monica?

Charger permit or service upgrade: what do the city rules say?

The City of Santa Monica announced an EV Charger Reach Code, an amendment to the state CALGreen building code. It applies to new projects from January 1, 2023.

For multifamily buildings with three or more units, the city says 60% of parking spaces must be EV Ready, 5% must have chargers installed during construction, and another 10% must have electrical capacity for future chargers.

The city adds that for EV Ready spaces, no permit is required to simply add the charging unit. For existing buildings, its announcement mentions rebates through the Electrify Santa Monica Rebate Program. It does not describe permit steps for existing buildings, so confirm those with the city.

One unit lost power in my building. Who fixes it?

Call and tell us which unit is affected and whether neighbors lost power too. Our electrician inspects and tells you which part of the problem is inside your unit and which part is not.

Shared supply may need the building or the utility, as on the flat job above.

It helps to have this ready:

  • Which unit or area has lost power, and whether neighbors are affected
  • Who manages the building, if the fault might be on shared supply
  • For a charger, a photo of the panel label and where the car parks

Emergency

A circuit that sparks or smells hot in Santa Monica: what first?

  • Sparks or a hot smell: switch off the main breaker if you can reach it safely.
  • Lights that brighten and dim across a whole flat: do not keep using appliances on that supply.
  • A wet outlet on a balcony or patio: keep clear and do not switch it on.
  • Then call us and tell us what you noticed.

Emergency electrician work begins at $150 per hour. Treat that as the low end of the after-hours rate, not a repair quote.
